A:   Asphalt is a flexible pavement that flexes during the harsh weather
conditions experienced in our area. An asphalt driveway or parking lot is aesthetically pleasing and maintained easily and inexpensively.

Q:  How much will my asphalt project cost?
   
A:  The cost of asphalt varies for every job. Asphalt is a product whose cost is based on the amount of labor and material required to complete the job. The majority of the variation in cost lies in the preparation of the existing surface and the size of the project.
   
Q:  How long will my asphalt driveway or parking lot last?
   
A: Your asphalt driveway or parking lot should last indefinitely with the proper installation and maintenance.
   
Q:  How do I maintain my new asphalt surface?
   
A: Preventative maintenance including crack filling and sealcoating should be completed on an as-needed basis.
   
Q:  Do I have to be at home the day of the scheduled work?
   
A: You do not have to be home the day of scheduled work as long as the driveway is clear of all vehicles and any vehicles required over the next 24 hours should be removed from your garage.
   
Q:  Do I need to do anything special the day of installation?
   
A: Yes, we will need access to your garage and an adequate water supply (a garden hose is fine).

Q:  How long should I stay off a newly paved surface?
   
A:  Most driveways or parking lots are blocked off for 24 hours.   However, if imperative, asphalt can be driven on (not parked on) once the roller has completed the job. Extreme care should be taken for at least 24 hours (for example no sharp wheel turns).
   
Q:  Will you block my driveway/parking lot after services are completed?
   
A:  Yes, we will block off your driveway/parking lot when the job is complete. You can open your drive to traffic the day after completion.
   
Q:  Can asphalt be applied year round in Maryland?
   
A: No. Our season for asphalt application runs from April through November.

Q:   What is Parking Lot Sealcoating?
   
A:  Parking Lot sealcoating is a mixture of water, coal tar, sand, and latex. Not all sealcoating companies mix these contents the way they should be mixed. Some sealcoaters water down mixtures or leave out sand and latex resulting in an inferior product. It is necessary to select the right contractor for any type of work you might be considering done to your parking lot.
   
Q:  Why should we sealcoat our parking lot?

Q:  What Are The Reasons for Parking Lot Sealcoating?
   
A:    New asphalt pavement has a deep black color, but the oxidation process begins immediately causing the pavement to develop a gray color over time. As the oxidation eats deeper into the pavement, the smaller aggregate material (sand and gravel) is released exposing the larger gravel and the pavement becomes rough and deteriorates the asphalt.   Quality Sealcoating protects the asphalt material and stops the oxidation process.
   
    Asphalt is the final product in the petroleum distillation process and all petroleum products will actually dissolve the asphalt material. Petroleum products (gasoline, motor oil, diesel fuel, transmission fluid, etc.) dripping from vehicles cause serious damage to asphalt pavement by dissolving the asphalt binder. The product used in the Sealcoating process, coal tar, is not petroleum based and actually resists petroleum products, thus protecting the asphalt pavement.

Q:  When should we select our parking lot?
   
A:  To maximize the true benefits of Sealcoating, you should sealcoat your parking lot when it first begins to turn gray in color, or 90 days after asphalt installation. If you have already sealcoated your parking lot in the past, it is advised to re-sealcoat every 3 to 4 years depending on the wear of the previous application. It is never too soon to sealcoat a parking lot, but it can sometimes be too late!
   
Q:  How economical is Parking Lot Sealcoating?
   
A:  Sealcoating for parking lots can extend the life of an asphalt parking lot by 100% at a cost of 20% of the original investment. The average life of off street pavement is about 10 years; by sealing the pavement every 3 to 5 years it will extend the life of the pavement indefinitely.
